Stamp Duty & Reg. Charges - BBMP - Vacant Land

As Bangalore (Bengaluru) is a cosmopolitan city, it is imperative for the prospective property buyers, who migrated from various parts of India to know what the land registration charges are and what the areas are that come under BBMP (Bruhat Bengaluru Mahanagara Palike) limits. Under the title "Bangalore Real Estate", I am covering as much information as possible in various posts for the benefit of the people, who are planning to settle in the beautiful Garden City - Bangalore.

Following are the Stamp Duty and Registration Charges for the "Vacant Land" under BBMP's jurisdiction. Click here to find BBMP Zones.

Stamp Duty is 5% of the property value.
Surcharge is 2% on Stamp Duty (in other words, 0.1% of the property value).
Cess is 10% on Stamp Duty (in other words, 0.5% of the property value).
Total Stamp Duty Charges are 5.6% of the property value.

In addition to the Stamp Duty there is Registration Fee which is 1% of the property value.
So, Total Charges are 6.6% of the property value.

Example: For the vacant land having the value of INR 10 lakhs, the stamp duty is INR 56,000 and registration fee is INR 10,000. So, the total charges are INR 66,000.
